Tract # 2 (Farms 3 & 4) consists of 313 total acres m/l with swine facilities, 2 homes, 211 cropland acres consisting of 207 acres of class III soils and 4 acres of class IV soils. Farms 3, 4, and the GGPI unit are located on this tract along with a truck wash facility and three employee dwellings. The three farms are individually fenced for security, and there are gravel and dirt roads accessing them from the county roads on the north, east and west. The county road along the north side of this tract is paved. Farm #3 consists of swine buildings, office/shop, load out chutes, generator shed with backup generator. There are four breeding and gestation, 15 farrowing buildings, 12 nursery barns, 5 grower barns, and 17 finish buildings. The swine buildings have concrete foundations and stem walls, metal sides and roofs. They are insulated, with partial or full slat floors with dump bucket flushes and forced air heaters. All the sows are fed manually and the nursery to finish buildings have flex auger feed lines. The buildings each have at least one overhead bin feeding the feed line or a down spout for filling feed carts for the sows. They are power ventilated and cooled with exhaust fans, cool cells and drop curtains and or eave baffles. Each building is equipped with crates/pens to accommodate the type of swine for which it was designated. Currently there is capacity for 1,792 sows and 12,800 market pigs (nursery to finish). The boar stud facility consists of two buildings with a covered load-out area with chutes. There is an 8,600 sf (40X215) building with an office area and a 4,400 sf (40X110) building. Both buildings are vacant. The truck wash has an 1,800 sf covered wash bay area and a storage/utility room. Taxes on this Tract are approximately $32,116.28.
