Commodity markets remain strong, with corn near $8 and soybeans approaching $16—assuming the weather cooperates and crops get planted. At the same time, farmland sales activity continues to increase across Iowa.

Meanwhile, the volume of acres coming to market is rising, and we continue to see strong demand for quality farmland. While interest rates remain a frequent topic of conversation, history suggests that higher rates often impact housing more than farmland.

For example, looking back to 2008, the housing market collapsed while farmland values held steady. In most cases, farmland is purchased from a position of strength, backed by equity and long-term investment strategy. As a result, we continue to see absentee landowners choose to sell and capitalize on historically high land prices.

Additionally, data shows that highly tillable land continues to sell at a premium. Simply put, good farms sell well.

Why Auctions Continue to Perform

In today’s market, the auction method remains one of the most effective ways to sell farmland. Specifically, auctions provide true price discovery by allowing competitive bidding to determine market value.

Notably, the last four farms we sold exceeded expectations, reinforcing the strength of well-marketed land offered through the auction process.

Results from 78 farmland auctions totaling 8,865 acres over the past month reflect continued strength in the Iowa farmland market:

  • Statewide average: $12,161 per acre
  • High-quality farmland: $16,015 per acre
  • Medium-quality farmland: $9,179 per acre
  • Low-quality farmland: $5,800 per acre
