Although auction activity slowed in April, additional listings are expected after planting season. Land markets often move on emotion. Right now, farmer confidence remains high. As a result, prices continue to hold firm. For buyers and sellers alike, this strength is difficult to ignore.
What’s Driving Iowa Farmland Demand?
While some younger farmers express concern about rising land prices, the broader picture tells a different story. Many established farmers have already paid off their land. In addition, they have updated equipment and are actively looking to expand. Net farm income has also increased. Government support programs, including PPP and MFP payments, have added liquidity. At the same time, commodity prices have jumped, and interest rates remain historically low. Together, these factors continue to support strong farmland demand.

Over the past year, 38 auctions covering 3,346 acres produced the following statewide averages:

Low-quality land values have remained steady, while higher-quality ground continues to command premium pricing.
